Multi-Family and Retail/Commercial
330 Newtown
- Lexington, KY — Opens Q2 of 2023

330 (Three Thirty) Newtown is a family property located in Lexington KY. The project is 5 stories and has 208 multifamily units. The first story consists of retail and commercial space while floors 2-5 are residential units. The project received an allocation of Private Activity Bonds from the Kentucky Housing Corporation along with the associated 4% LIHTC. This site is currently under construction and will be opening its door in Q2 of 2023. The development was a joint venture between Winterwood Development and Integrated Services LLC.

Multifamily Complex, For-Profit / Non-Profit Community Partnership
Stonewall Terrace

Stonewall Terrace, a 26-unit multifamily complex in Lexington, KY, represents a unique for-profit/non-profit community partnership focused on developing affordable housing for vulnerable low-income and medically vulnerable citizens.
In addition to stable and affordable housing opportunities, co-locating or providing supportive services nearby offers a unique opportunity and innovation to better serve a particularly vulnerable population and continuing to strive for positive longer-term health outcomes of our residents.
An on-site Community Services Center includes ten office spaces for individual support meetings. The Center also offers multi-use meeting/gathering spaces for small community group meetings, classes/workshops, and social activities.
All center operations will be supervised by AVOL Kentucky staff and volunteers. Also located on-site is a fully operational leasing and maintenance office. The entities working as the primary managers of the development will work closely with AVOL Kentucky with the goal of seamless service delivery.

Residential New Construction
Sycamore Station

Sycamore Station Apartments is a 168-unit new construction project. It is a 15.014-acre lot. The project will offer 48 one-bedroom, 36 two-bedroom, and 84 three-bedroom garden-style units in seven three-story, walk-up residential buildings together with a free-standing clubhouse.
Sycamore Station will be developed using 4% Low-Income Housing Tax Credits (LIHTC) as well as Private Activity Bonds. Some of the unit amenities include dishwashers, patio/balcony, washer/dryer hookups, exterior storage and internet connection.
We also plan to provide a community room, fitness center, computer center, playground and laundry room for the tenants. The project is currently under construction.

Residential New Construction
The Foundry Apartments
- Louisville, KY — Opened 2021
- 198 Units
- 4% Bonds and Funds from the City of Louisville
The Foundry Apartments was a new construction project built in 2021. The 198-unit property consist of 48 two-bedroom, and 150 three-bedroom garden-style buildings. The project utilized 4% bonds and well as money from the city of Louisville to provide a clean, safe and affordable place to call home. Some unit amenities include a dishwasher, patio/balcony, washer/dryer hookups, exterior storage and internet connection. The property also has a community room and laundry room for the tenants. The property also includes a playground and picnic area for the tenants to utilize.

Residential Renovation
War Memorial Apartments
- Scottsville, KY — Opened in 2019
- 36 Units
- Utilized Low Income Housing Tax Credits
- Renovation Added Community Spaces
War Memorial Apartments is a 36-unit elderly property located in Scottsville Kentucky. The property was formerly a hospital built in 1952. It served the city of Scottsville for 42 years before closing its doors in 1994. The building underwent an extensive renovation in 2019 using Low Income Housing Tax Credits, converting the site into 30 One-Bedroom units and 5 Two-Bedroom Units. The renovation also included an office space, community room, and laundry room for the tenants to utilize.
